With passage of the HR 3221, HUD is required to gather demographic information for LIHTC properties. It is optional on tenants’ past but management must make a ‘best guess’ if not provided. Please begin using this TIC immediately.

End Of Year Reporting

Due date is March 31, 2012 for Wyoming End of Year materials.

  • Spectrum Status Software XML (Version 3.5.2)

    All versions up to and including 3.5.1 have an issue with entering dates in 2011 for the Building Placed in Service date and the Reporting Period (From and To) on the Property screen. If you are currently using version 3.5.1 you don’t need to download 3.5.2. It’s OK to leave the Building Placed in Service date BLANK and leave the Reporting Period set to last year. Please read the End of Year Instructions (below) for complete details especially if you’re using the XML import feature.

New Income Limits Posted

You can use them immediately but you HAVE to use them by JANUARY 14th 2012. Please use this link.

November 3, 2011

As of 11/3/11 the Application for Housing is a Recommended form, not Required. However, should you use a different application form, it must ask all the questions on the Recommended form or noncompliance could result.

New Home Limits Posted

HUD has published 2011 HOME income limits, effective date is 7/13/11. Please use this link. Select Income Limits from that page.

New Home Forms to be Used Immediately

WCDA has issued a new rental application form and HOME Report form. Both will be required forms going forward. Please download and begin using immediately. They can be found to the left under the EOY and Required forms drop down menu.

Income Limits Posted

2011 income limits, effective 5/31/11, have been published. Use this link. Please be reminded that you must have the new limits in place within 45 days - no later than 7/15/11. If your state allocating agency typically sends us more detailed limits, those will be posted once received.

Compliance Manual Revisions

The Compliance Manual has been revised. If you already have the 2010 version, download only the one page revision found in the Compliance Manual drop down menu to the left. If you do not have a current manual downloaded, the sections 1-7 PDF file has also been updated to include the new revision. The Manual neglected to stipulate that in Wyoming the total gross rent received including any subsidy cannot exceed the tax credit maximum allowable for the unit set aside unless the property is Rural Development where all overage amounts are returned to RD.
